I have successfully rooted my RAZR before with this guide:

But whenever I got an update it unrooted my phone. Now that I have updated, I am unable to re-root my phone. This is what I get in the cmd gui:

I double and triple checked to see if I had Unknown Applications and Debugging checked and I do. Motoconnect is still on my computer so I know that I have the drivers. Is the update preventing me from rooting my phone?

the 6.12.173 and 6.12.174 updates are not rootable right now. you have to rsd lite and fastboot back down to 744 and use ota rootkeeper app to keep root through the updates.

There is no root method for. 173+ right now. You have to root in a lower version and backup the root with OTA Rootkeeper by Voodoo. You can then restore root in otherwise unrootable versions. This has been discussed many times already.
